LIABILITY INSURANCE 10-YEAR

- The ten-year guarantee-

The ten-year guarantee engages the responsibility of a builder requested by a project owner in the construction of a new or existing structure.

 

From the acceptance of the works, it guarantees for 10 years the construction defects or damage which may affect the solidity of the structure and its inseparable equipment or which make it uninhabitable or unfit for the use for which it is intended.

What if it is a bathroom renovation?

We are required to subscribe to it. As part of a total renovation of the bathroom, we touch for example the floors or the pipes which constitute precisely elements of inseparable equipment that is to say which cannot be disassembled or replaced without damaging the 'work they equip. If ever they deteriorate before 10 years after the renovation, the damage must be reimbursed by our ten-year liability insurance.

DAMAGE INSURANCE - WORKS

- DO insurance -

As soon as you have construction work carried out by a company, you must take out DO construction insurance. In the event of a claim, it allows rapid reimbursement of all repair work for damage covered by the ten-year guarantee.

The DO insurance expires at the same time as the ten-year guarantee. The warranty is therefore acquired for 10 years from receipt of the work.

As an individual who builds his house for himself or his family, DO insurance remains compulsory without being penalized in the event of absence.

  • In the event of faulty workmanship, the manufacturer's ten-year warranty will cover the repairs, but this can take a long time and be expensive.

  • Some financial institutions may refuse to grant you your loan if you have not purchased this insurance.

  • If the property is sold within 10 years of the work being carried out, the notary will ask you to provide the DO insurance certificate. Failing this, the buyer could request the cancellation of the sale or a reduction in the price.

  • In the event of a claim, you will be personally liable vis-à-vis the buyer for all consequences resulting from this lack of insurance.
